1. Window Cleaning
1.1 What’s Included
- Cleaning of glass (inside and outside).
- Removal of dirt, dust, bug debris.
- Wiping of accessible sill and exposed track (not a deep clean).
- Detailing of glass edges to avoid drips or streaky borders.
- Service is spot and streak free, but not perfection or restoration work.
1.2 What’s Not Included (Add-Ons Available)
- Hard water stain removal, paint, silicone, or construction debris.
- Deep cleaning of tracks.
- Restoration work of any kind.
(These may be added on by request. Initial cleaning may require add-on work to bring windows up to standard.)
1.3 Screens
- Screens with bent frames or heavily damaged mesh are usually skipped.
- Cleaning includes mesh wash, frame wipe, and drying. (Think car wash, not detailing.)
- Clients may remove, label, and stack screens outside themselves for a discount.
1.4 Client Responsibilities
- Please clear blinds, curtains, and décor before service, and provide ~3 feet of working space at each window.
- We ask that clients move items when possible. If neglected, we may charge for the extra time. We extend extra grace for elderly or disabled clients.
1.5 Access & Safety
- We use ladders, poles, and both traditional and water-fed methods (up to 3 stories).
- We may decline to clean windows that are impossible or unsafe to access.
- If landscaping blocks access, we may skip windows or charge extra.
1.6 Track Cleaning
- Standard service: light wipe of exposed track.
- Deep cleaning: open window, vacuum, scrub, and dry the bottom plate. (Does not include paint or stain removal.)
1.7 Limitations
- Broken glass is skipped.
- Windows with broken seals are cleaned, but cloudiness cannot be fixed.
- We assume the home is watertight; it’s the client’s responsibility to disclose water issues.
2. Gutter Cleaning
2.1 What’s Included
- Removal of leaves, sticks, and debris from gutters.
- Downspout check included.
2.2 Limitations
- We do not perform gutter repairs.
- Base service does not include wash-outs. A wash-out can be added for an additional fee.
- Downspout clearing beyond inspection is an extra charge.
2.3 Pricing
- Minimum service charge: $150.
- Extra fees apply for severe neglect requiring additional time.
2.4 Disposal
- Debris is typically left in woods on site or bagged for trash, unless otherwise arranged.
2.5 Damage Reports
- If we notice any problems during cleaning, we’ll let you know.
3. Holiday Lighting
3.1 What’s Included
- We supply, install, and lease all lighting materials.
- Installation covers rooflines, peaks, ridgelines, gutter lines, wreaths, trees, bushes, posts, and trunks.
- Commercial-grade LED lights: low wattage, cool to touch.
- Service includes fixing any issues (lights falling, outages, snow/wind damage) at no extra charge during the season.
3.2 Limitations
- We do not install client-provided lights.
- If damage is caused by animals, mowers, or similar, we will fix once at no charge. After that, additional service may be billed.
- We do not provide new screens or structural repairs.
3.3 Removal
- Lights are removed after January 7 (weather permitting).
- Removal may be delayed if ice or snow is present; a thaw is required.
3.4 Discounts
- Clients receive a 20% discount on holiday lights beginning year 2 (when reinstalled in October).
4. General Service Policies
4.1 Scheduling & Weather
- Rain in the forecast is not a valid reason to cancel.
- We work in scattered rain.
- If same-day rescheduling is needed (due to weather or safety), we will reach out to you.
4.2 Minimum Charges
- Windows: $250.
- Gutters: $150.
- Holiday Lights: $750.
4.3 Cancellations
- Please provide at least 2 business days’ notice for cancellations or reschedules to avoid a fee.
4.4 Pets
- Friendly dogs may remain free.
- Aggressive or questionable dogs must be secured in a crate or separate room.
5. Pricing & Payments
5.1 Pricing
- Windows: ~$7 per pane (inside & out, with track wipe).
- Screens: $4–6 per screen (size dependent).
- Deep track cleaning: $5–8 per track.
- Lights: ~$7 per foot (roofline). Trees and bushes vary.
5.2 Payments
- Payment is due at completion of service.
- Accepted: cash, check, Venmo, credit card (+3%), and alternate payments.

5.3 Late Payments
- $10 late fee after 3 weeks, plus $5 per additional week.
